Cost-Effective Re-roof for Home
Challenge
A residential property on Auckland's North Shore had a 40m2 roof that was in need of repair. The old butyl rubber membrane had protected the building for 15 years, but the membrane had been installed without lap tape. This had caused the adhesive under those laps, which had been constantly submerged in ponded areas, to let-go, allowing water to track under the membrane.
Cost was a concern for the home owners, as a re-roof would require them to remove all the cladding and windows, which was beyond their budget. The roof was also visible from a window on a higher level of the house, so it had become rather unsightly.
Solution
The home owners called on Viking Roofspec to recommend a solution, who had the perfect system for this situation - Viking SilCoat - which is a silicone-based, liquid-applied remedial coating system.
The primary goal of any roofing system is to achieve 100% weather-tightness. SilCoat is specifically designed to be applied over virtually any problematic membrane or steel roof. In terms of its durability, SilCoat forms a seamless (monolithic) and flexible membrane that can tolerate pooling water and stand-up to harsh UV light. With proprietary reinforcing tapes as part of its comprehensive system, SilCoat can be applied over sheet joins, flashings, up-stands and can withstand significant substrate movement which many other coating systems in the market fail to do.

SilCoat offered a substantial cost-saving compared to a re-roof as it is designed to go straight over the top of existing roof surfaces, which meant that the home owners enjoyed large cost savings by not having to remove the cladding, windows and the old roof.
