Makeover with Landmark Re-roof
Challenge
The Sutton residence of Pakuranga in Auckland, was in need of a total refurbishment which would include an addition to the eastern end of the house.
Initially, the house's 41-year-old pitched steel roof was going to be freshened-up with two coats of paint, however faint water stains on some areas of the internal ceilings pointed to some water ingress. From the outside, the roof also looked to be 'dipping' in areas, indicating that the purlins needed some re-work as well. The addition's new roof would also have looked slightly different next to the freshly-painted old one. So the decision was made to fully replace the original steel roof (approximately 180m2 including slope) with a new watertight one that had a fresh modern look to match the roof of the addition (80m2 including slope), and therefore visually tie the old and new buildings together. The decision to make a full replacement rendered the opportunity for the Suttons to change the roofing genre altogether if desired. But to which genre?
Solution
The Suttons preferred tiles or shingles to sheet-metal. The decision was relatively easy for them. They decided on a CertainTeed asphalt shingle roof for the following reasons:
-
Aesthetics One - Asphalt shingles looked smarter to them than other types of roofing;
-
Aesthetics Two - Asphalt shingles suited their house's architecture;
-
Bracing - The new plywood substrate braced the entire roof;
-
BRANZ - CertainTeed shingles are BRANZ Appraised;
-
Lightweight - Asphalt shingles on ply weight less than 20kg/m2 versus concrete or clay tiles which go up to 45kg/m2;
-
Quality Installation - Only Viking Roofspec Approved Applicators are trained to install them;
-
Warranty - CertainTeed's 'Landmark' profile comes with a 30-year product warranty;
-
The CertainTeed system had a superior ridge ventilation system to any other;
-
Value for money - The 'Landmark' shingle profile (including plywood and installation) priced within only $10.00 to $15.00 /m2 of the other 'mainstream' genres such as concrete, clay and decramastic tiles.So in the Spring of 2011, a Viking Roofspec Approved Applicator was commissioned by the Suttons to install their new roof. Accordingly, the old metal roof was removed and some of the old timber purlins were either replaced, packed-up, or buzzed-down to correct potential sagging of the plywood when installed on top.
Before installing the plywood, ease of access to the ceiling also allowed for new insulation Batts to be installed. The applicator then spent significant time with the building contractor ensuring that the levels of the new building’s roof trusses would line up nicely with the existing so that the roof transition would happen seamlessly.
Once the plywood was installed, CertainTeed’s ‘Landmark’ profile shingles in the ‘Moire Black’ colour were nailed to it according to Viking Roofspec’s specifications. The whole process took approximately five working days for three installers.
Result
The Suttons are thrilled with the incredible aesthetic transformation the CertainTeed asphalt shingle roof has made. They're particularly thrilled with the way the shingles have visually tied the new extension to the old house.
They've also gained satisfaction and peace-of-mind from the beefed-up insulation in the ceiling; re-worked purlins; and the extra-bracing provided by the staggered, 15mm tongue-and-groove eco-ply sheets nailed at 150mm centres to the purlins.
Lastly, they know that in the unlikely even of any issues with the performance of the shingles, Viking Roofspec (financially-backed by the Tiri Group) and in-turn, the manufacturer CertainTeed, will back them for the 30-year period of the warranty.
